HOW TO KEEP YOUR TENANTS HAPPY

Tenants are the lifeblood of your property and keeping them happy is essential to maintaining and increasing the value of your asset. Tenant needs have changed dramatically in the last three years, predominantly due to the Covid-19 pandemic, and that has changed our lives in many ways. Here, we will identify the most important issues to your tenants and what we can do to assist.

1. Maintenance

Keeping your building well maintained is, without a doubt, the most important part of preserving tenant happiness. Ensure you have contracts in place for maintenance of all essential equipment such as lifts, boilers, lighting, water pumps, fire safety equipment, and security systems. It is also important to have a comprehensive list of contractors in place to assist with emergency issues or building improvements. We have excellent relationships with locally and nationally renowned contractors and our team can review the equipment to put an appropriate maintenance regime in place.

2. Communication

A common tenant complaint is lack of communication from landlords and property managers. When Cowiesburn take on a property, we immediately introduce ourselves to the tenants by letter/email and then by a site visit early on in the management instruction. Each property is assigned a dedicated property manager, client accountant, and credit controller, and tenants will become familiar with the team very quickly, particularly the property manager. We also set up regular tenant meetings where appropriate and provide regular updates on outstanding building items.

3. Improvements

Tenants want their building to be continually improving and modernising. It is important that the dedicated property manager becomes familiar with every part of the building and carries out regular building inspections to identify maintenance issue but also areas of improvement. We can assist with large-scale building improvement projects such as plant replacement and cosmetic refurbishments.

4. Out of Home

Tenants need to be confident that they can reach their dedicated property manager at any time, in the event of an emergency. We have a 24/7 helpdesk to ensure that important issues can be reported and dealt with immediately.
